The People and The Real Estate in Thorncliff

Located close to the sprawling West Edmonton Mall, Thorncliff is a great place for young families to call home. With access to ravines, rivers and nature trails, Thorncliff is also a paradise for those who want a home close to the most beautiful scenic spots of Edmonton. Neatly laid-out pathways, a well-thought-out neighbourhood plan, friendly neighbours- all of these make this community the perfect one for residents of all age groups.

The New Community of Thorncliff

This West Edmonton residential community is encircled by 170th & 178th street, and on the other two sides, it has the 87th avenue and the Whitemud Drive, which ensures residents have plenty of access to key areas of Edmonton. The 170th and 178th streets are where the major commercial establishments of this community are grouped. The communities closest to Thorncliff are Belmead, Lymburn, Aldergrove, Summerlea, Callingwood North, Callingwood South, Elmwood, Westridge and Patricia Heights. Thorncliff forms the southern boundary of the neighbourhood of Summerlea in the western segment of Edmonton.

This neighbourhood was developed to preserve agricultural land around these parts; so, you can see a lot of greenery here still, and that is a big plus point for those looking to move into Thorncliff. Since the neighbourhood was also planned to make the delivery of services more efficient, the layout has been done with great care and attention to ensure smooth flow of traffic within and to the outside areas.

The usual pattern of most modern Edmonton neighbourhoods has been followed here with the school and amenities located in the middle of the community. The multi-unit structures that are a significant feature of the community are clustered mainly near the collector road to offer easy access for the dwellers to various parts.

The location of Thorncliff is one of its biggest advantages, and apart from the West Edmonton Mall that lies almost right outside the community, to the north, it also offers easy access to the University of Alberta area. Many other south-side locations such as the Fort Edmonton Park and the Southgate Centre shopping mall are also close by, so residents can drive down quickly to these areas from Thorncliff. This location offers excellent access to quite a few other educational institutions, such as the University of Lethbridge, NorQuest College and Grant MacEwan College, and that is one reason why students prefer this place, and so do parents with children nearing college age.

The stations nearest to Thorncliff are Grandin Station, University Station and Corona Station. Close by lies Misericordia Community Hospital, which is one of the best-equipped and largest medical centres in the city.

The collector road within the community has been laid in perfect alignment with those of the neighbouring locations so that it becomes a clear route for public transit to pass through. This road passes via many neighbourhoods in West Jasper Place and finally takes you to West Edmonton Mall.

Your New Thorncliff Home in Edmonton

The name Thorncliff was recommended for this community by the developers when they were building this neighbourhood way back in the 1970s. This was one location that was developed with the express goal of increasing the efficiency of land use after the urban sprawl. That is why you will find that Thorncliff is among the neighbourhoods in Edmonton that offer the greatest density of residential housing options per hectare. A significant proportion of the construction was completed in the 1970s, and the housing options spanned semi-detached homes, detached homes, low rise apartments and townhomes.

There was a surge in development during this period, and many new neighbourhoods came up at this time. Thorncliff is quite similar to the others that were constructed in this era in terms of its planning and road layout patterns. Some development also spilled over to the 1980s, and by the time this phase of development ended, most of the neighbourhood was completed. 

The southwest side of the community has a predominance of multi-unit structures, and this accounts for about 70% of Thorncliff’s total residential units. Towards the north and west segments of the community, you will find most of the single-detached homes located, mainly clustered around the central school cum park site.

Thorncliff has three schools that have quite a good reputation, making this an ideal location for parents of young children too. The St. Justin Elementary School, First Start Outreach High School and Thorncliff Community School are all good options for you.

Things to do in Thorncliff

Access to many river trails and ravines make Thorncliff the ideal place for nature lovers to settle down. There is no dearth of new paths to explore if this is what you like to do to wind down on weekends after a hectic work week. Fort Edmonton Park lies close by too with its vast opportunities for exploration or recreation. Not very far from Thorncliff lies Callingwood Park, if you seek a change of green space. For golf lovers, the Lewis Estates Golf Course is a short drive away from here and so is the Edmonton Country Club, albeit in opposite directions from the neighbourhood.

Shopping opportunities are available aplenty with the enormous West Edmonton Mall lying practically next door to the neighbourhood. However, this is not the only option here if you just want to grab some quick supplies. The Southgate Centre shopping Mall lies close enough for you to make quick runs to get essentials without having to keep everything pending for your weekend visit to the bigger West Edmonton Mall.
