Klarvatten, Edmonton is a well-established community set around the beautiful Klarvatten Wetland area. Yet, Klarvatten is just 12  kilometers from the heart of Downtown Edmonton and the buzzing city life it has to offer. With the arterial 82 St NW offering a simple and direct route to the heart of the action, living in this community means never having to choose between the idyllic existence of a leafy neighborhood and the nightlife, food, shopping, and arts in the city. In addition, you’ll find some commercial development to the south west of the area where the housing is.

For those who love the outdoors, it’s hard to beat the appeal of Klarvatten with its lakes and wetland wildlife and bird watching opportunities. Tasteful natural landscaping between homes and around the neighborhood add to the sense of being in a quiet, rural getaway.

Once used as agricultural land, Klarvatten was earmarked for residential development back in the 1970s. The City Council cleared the NSP or neighborhood structure plan at the time, however, the first wave of residences began cropping up in the late 1980s. Another flurry of residential construction followed in the 2000s, giving Klarvatten the look and feel still in evidence today. Residents live predominantly in single-detached houses, though semi-detached homes, as well as row houses, are also available across price ranges. There are plans to develop some low rise apartments to the north of the Klarvatten community which will bring in medium density housing options as well. You’ll find several properties come with a lake view or are a short stroll from Poplar Lake or the Klarvatten Wetland.

Whether you’re getting around by car, cycle, or on foot, you’ll find the Klarvatten community is seamless. With its pedestrian pathways and paths circling the lakes, residents are able to explore their neighborhood effortlessly on foot or by bike. Commercial amenities are on offer along the length of 167th Avenue which lies just west of Klarvatten.

Those with school-age children find easy access to some of the best Edmonton schools including well established elementary schools Bishop Greschuk Catholic Elementary School and Lindo Lago School in nearby Lago Lindo. The renowned University of Alberta is a quick drive from home as are other great institutions offering undergraduate and graduate courses as well as technical training.

Things to do in Klarvatten

The beautiful storm water Poplar Lake is the jewel in the crown of the Klarvatten community. Residents love to spend a day taking in the fresh air, spotting birds from the two viewing platforms, or just cycling around the circuit that skirts the area. By some estimates, there are over 21 species of songbirds, shorebirds, raptors, and waterfowl that have made the waters their home.

In addition, there are also numerous parks dotting the area, all connected by convenient pathways. Children can’t get enough of Klarvatten Park, located north of 170 Avenue on Klarvatten Road. Originally intended to be land for a school, the area in its current avatar boasts an oversized open field - perfect for a game of soccer - and climbing equipment, swings, plus a mock rock wall area. Grown-ups from Klarvatten say they enjoy some quiet “me time” watching the sun go down as their kids run about and get their fill of playtime in the safety of this park.

Eating out is easy in Klarvatten, with restaurants offering Mediterranean cuisine, pizza, and fast food all within walking distance. When a craving for something more exotic strikes, the city centre offers a smorgasbord of options! 

Residents dive into local natural history at the world-class Royal Alberta Museum with its collection of a whopping 10,000,000 objects. You might like to wander through the beautiful Art Gallery of Alberta to see some local art up close and understand the culture that’s shaped the region over the years. Telus World of Science is a place to head to for a window to the world of science and exploration. And those wanting to experience farm life in the city love the barn-style exhibit called “Urban Farm” at the Edmonton Valley Zoo. Think ponies, pigs, and more!

When it’s time to fit in some retail therapy, it is hard to resist the draw of Old Strathcona’s local boutiques. Especially when there’s the promise of a delicious fresh brewed coffee at the gorgeous little cafes there, in between. Of course, there are plenty of malls, big and small, across Edmonton, so you’ll have plenty to choose from when you’re on the prowl for something from a national or global brand.
