The Henderson Estates is an exclusive community, just under 240 acres. Anyone who walks into Henderson Estates never wants to leave. It is an affluent neighbourhood and a gem among the many great communities in Edmonton. It is nestled close to the North Saskatchewan River, and Terwillegar Park and the beautiful landscaping runs through the area. Some of the homes border the North Saskatchewan River making them even more vibrant. Henderson Estates is a quiet community that hits the mark as an established suburban oasis. 

The Henderson estates promote beautiful tree-lined streets. The streets are arranged in a curvilinear pattern to encourage walking and cycling. The residents enjoy an early morning jog or a late evening run as the streets are safe with minimum traffic. Henderson Estates is full of beautiful homes. It is one of Edmonton's younger luxury communities. The New Community of Henderson Estates

The Henderson Estates is a residential neighbourhood situated in southwest Edmonton, in the Riverbend area. The community has Rhatigan to its north, Falconer Heights to its east, Haddow to its south and North Saskatchewan River to the west. The southern boundary of this neighbourhood is an undeveloped strip of land about 29 Avenue.

There are several amenities that the residents of Henderson Estates enjoy. Henderson Park and the community league facility are located at the centre of the neighbourhood. The residents have access to the greenspace walking trails. They also have direct access to the Saskatchewan River valley and Terwillegar Park.  

Parking has never been a problem in Henderson Estates since almost all homes have garages. The lots are wide enough for guest parking.

There are ten bus stops in the neighbourhood, which is very good for people who commute to work or other places using public transport. Major arterial roadways such as Anthony Henday Drive, Terwillegar Drive, 23 Avenue, Rabbit Hill Road and Whitemud Drive are easily accessible from Henderson Estates.

There are no commercial zones in Henderson Estates. But there are several shopping centres close by, such as the Riverbend Side Shopping Centre. The Currents of Windermere is a short 5-minute drive and is home to a variety of retail options, restaurants and services. Your New Henderson Estates Home in Edmonton

Henderson Estates is named after a homesteader in the Riverbend area in the late 19th century, Thomas Henderson. Henderson Estates has adopted Henderson's name because his homestead was located nearby. Thomas Henderson and his family moved to Edmonton in 1880 and farmed several properties before settling near Rabbit Hill. Henderson imported Italian honey bees to his farm. It is reputed to have been the first honey bee colony in Edmonton. Henderson Estates was primarily under agricultural cultivation before urban development.

The Henderson Estates community is located within the Riverbend Area Structure Plan. Overlooking the North Saskatchewan River, the residential neighbourhood of Henderson Estates is bounded by the Rabbit Hill Road on the north and by the Riverbend Road on the east. The residents have excellent access to Edmonton's most significant natural asset as the North Saskatchewan River Valley runs along the neighbourhood's western boundary.

Most of the development in the Henderson Estates neighbourhood happened in the 1980s, whereas the remaining, during 1990s and after that. The most common type of dwelling found in Henderson Estates is single-detached two-storey housing. They sell at a substantially higher rate than Edmonton's average. The remaining are semi-detached and row housing structures. There is only one condo in Henderson Estates, the Brass III Eagle ridge.

Henderson Estates boasts of easy access to major arterial roadways. It also has an outstanding bus service that operates on Henderson Street, Riverbend Road and Rabbit Hill Road with ten bus stops. The neighbourhood street is in a curvilinear pattern that promotes and encourages pedestrian and bicycle travel.

Things to do in Henderson Estates

Henderson Estates is home to the beautiful Henderson Park which is located at the centre of the neighbourhood. The park is ideal for family time. Residents also go to the Terwillegar Park, which is one of the main attractions of Henderson Estates. The park has a basketball court that the homeowners can take advantage of when required. Either for a game of basketball, just to read a book, or to spend some time with family, residents can enjoy this park. The park also provides a 10-km trail within the beauty of the untouched wilderness of the park. 

The residents of Henderson Estates can easily connect to the extensive River Valley trail network and Terwillegar Park. They also feature a large off-leash dog park and excellent trails for walking, running and cycling.

Henderson Estates has a wealth of amenities. The Terwillegar Community Recreational Centre and the Snow Valley Ski Club are very close by for the residents to spend some time. The residents can drive a car, take a bus or use the LRT to access Southgate Centre, West Edmonton Mall, South Park Centre and the University of Alberta. 

The Ridge Community League manages the facilities and parklands in Henderson Estates. The purpose of the leagues is to enhance the neighbourhood by providing programs, playgrounds, halls and other facilities. Community league memberships are voluntary. They also manage programs and events in Henderson Estates to promote a strong sense of community.
