The People and The Real Estate in Cloverdale

A picturesque little neighbourhood situated close to Downtown Edmonton, Cloverdale is just the kind of peaceful little nook that you would want to set up your home in. It distinctly gives you ‘village’ vibes with its rows of neat homes and perfectly maintained gardens. Tree lined streets further add to the impression that you are in a little secret world cloistered by nature. However, the fact is that Cloverdale is rather centrally located so that it gives you easy access to the commercial centre of Edmonton yet lets you stay in the midst of a close knit community where everyone is a familiar face. This location may be a favourite for young families and those who want to stay away from the hectic pace of city life, but it has its share of young couples, busy professionals  and senior citizens to create an eclectic mix of ages and backgrounds within the community.

The New Community of Cloverdale

Cloverdale is easily accessible from Downtown Edmonton via the Low Level Bridge but within this little neighbourhood, you will find none of the hustle, bustle that is characteristic of the latter locale. The northern boundary of the neighbourhood is marked by the North Saskatchewan River and Connors Road runs around the south and west, encircling the neighbourhood. In the east, Strathearn Drive marks the boundary of Cloverdale.  Within these ‘borders’ lie the 500 odd homes that make up the friendly community that is considered one of the best neighbourhoods in Edmonton today. Cloverdale itself lies nestled in between the neighbourhoods of Strathearn, Forest Heights, Holyrod and Bonnie Doon.

Cloverdale’s central location makes it a great pit stop for those travelling through Edmonton. Connors Road gives great access to both north and south traffic routes. The Low Level Bridge and James McDonald Bridge are both within easy reach. Via Scona Road, residents have easy access to Old Strathcona, which is one of the most well recognized Edmonton neighbourhoods with its unique blend of the old and new. Apart from the very famous Farmer’s Market here in Old Strathcona, this is also a go- to location whether you want to experience the buzzing nightlife, some unique experiences with music, drama and improv or you just want to explore what these parts looked like a few decades ago. 

With quick access to Mill Creek Ravine and the River Valley system, Cloverdale is really an ideal location for those who want to live in a private, peaceful, warm neighbourhood that is just a quick hop away from downtown Edmonton. 

Your New Cloverdale Home in Edmonton

Development started in this location in the early 1900’s. Back then, Cloverdale was known as Gallagher’s Flats after Cornelius Gallagher, an Irishman who set up a butcher market here with a local businessman, Roper Hall. The proximity of the river was the main reason for establishing his business in this location. A scant few years later, this same river in spate was the reason the flourishing community that had grown here was devastated. After a terrifying flood in June of 1915, a good majority of the business and homes were left in shambles but the community’s spirit was undaunted and they built up their lives here from scratch. The fact that Cloverdale is now one of the most admired neighbourhoods in Edmonton shows how far they have succeeded in this endeavour.

Today, Cloverdale is still a relatively small community with less than a 1000 people living here and this turns out to be one of the biggest appeals of the neighbourhood because everyone knows everyone else here. The emphasis here is firmly on nature and greenery and you will never lack for new tracks to explore, new sights to take in. Given that the community lies along the North Saskatchewan River, it is unsurprising that nature lovers will find this location a dream come true. Cloverdale is also often called the ‘Village in the Park’ and the reason behind this is that it is located right in the middle of the River Valley Parklands.

The friendly warmth with which Cloverdale residents welcome newcomers speaks volumes about the way they keep engaged and believe in supporting one another. That’s a big advantage for a family with young kids.

Typically, the homes you will find here in Cloverdale tend to borrow heavily from traditional styles. In fact, large homes with detached garages and impressive frontages on big lots are quite a common sight here. The multi- family homes are more common along 98th Ave NW. Apartment style condos and row houses are a fairly recent addition to the landscape here.

Things to do in Cloverdale

Surrounded as it is by the North Saskatchewan river, Dowler’s Hill, Muttart Conservatory, Gallagher park and Edmonton Ski Club, Cloverdale offers a host of options for you to choose from when you have some time on your hands. Cloverdale Hill is a favourite congregation point for the residents and here there are social and recreational activities arranged for the locals all year round. Lively parties are quite a common sight on the hill and these present an amazing opportunity to get to know your neighbours better and to mingle with the folks.  In fact, it is not wrong to say that this little community always has events lined up no matter what time of the year it is. The 100% volunteer run outdoor ice rink is a great place to spend time at during winter months while the many parks and hiking tracks are crowded during the summer and spring time.

That’s not all. If you love the outdoors, then you probably know about the River Valley System and the boating, fishing activities that you can enjoy here. You can also take a peaceful boat ride if you head down to the Henrietta Muir Edwards Park. The wide open spaces at Gallagher Park are the perfect setting for some family games with your little ones. But if you are looking for some solitude, a stroll through the Muttart Conservatory may be in order.

No description of Cloverdale is complete without a mention of the vibrant festivities of the Annual Edmonton Folk festival that is held in Gallagher Park for four days in August every year and has been since 1980. You will find that practically the whole of Edmonton’s music loving segment converges onto this location during this time. This is the event you want to be at if you want to get a taste of the folk music, blues or bluegrass to lighten up your mood!
