The People and The Real Estate in Carlton

The residential neighbourhood of Carlton is located in the north-western region of Edmonton, Alberta. Close proximity to Highway 216, a host of amenities and the Henry Singer Park are the highlights of this beautifully designed neighbourhood.

On the western side, the neighbourhood is flanked by 142 Street while the northern side is bordered by 167 Avenue. To the south is 153 Avenue and the eastern boundary is marked by 134 Street.

The New Community of Carlton

While in Castle Downs, the tradition of naming new developments after castles is prevalent, in Palisades area, the norm is to name real estate developments after forts, houses, or fur trade posts. Carlton has been named after Fort Carlton which is located at the junction of North and South Saskatchewan Rivers. The Hudson Bay Company built the fort in 1798 and as it was strategically located, became the hub of trade and commerce in the western part of Edmonton.

Carlton has a relatively recent history, with the land on which it is now located being primarily used for agriculture. Industrial districts were located in the southern area of the city. All of this changed when the land was earmarked for the development of residential communities in 1980s. Construction commenced in 1990s and continued up to 2000s. The development of the community was ongoing in 2011.

Carlton, given its recent development history, is a low-density neighbourhood with semi-detached and single-detached homes. Medium-density structures had been planned for the community’s southwestern part. Upon completion, the plan was to ensure that 76 percent of the area would be for low-density homes while 24 percent would be for medium-density homes.

Natural parkland covers most of the land in Carlton that includes the woodlot where many indigenous species can be explored. For walkers, joggers and nature lovers Carlton is the most ideal place to live in.

There are plenty of natural areas in the neighbourhood such as a woodlot with indigenous species in the north-western section of the community.  There are expansive spaces that the residents of Carlton real estate can enjoy thanks to the centrally stormwater management facility.

There are ample amenities and commercial spaces within the neighbourhood. The Elizabeth Finch Elementary and Junior High School serves the community and is attended by a majority of the children in the neighbourhood.
