The People and The Real Estate in Belgravia
The proliferation of commercial hubs and trade centers has made Edmonton one of the most coveted destinations for working professionals, both Canadians and expats. With the rise in an influx of people comes the need for accommodation, which Edmonton's diverse mix of neighborhoods offers.
Amongst the list of the best Edmontonian neighborhoods falls Belgravia, which is a residential community located in the southwest of the University of Alberta. As such, it’s not unusual to see Belgravia real estate to steal the limelight in the city's property listings. The neighborhood got its name from the Belgravia area of 19th-century London and was the southern terminal of the Edmonton Radial Railway.
Belgravia is known for its quietness and maturity as an Edmontonian neighborhood. The history of the neighborhood’s development dates back to 1912, when Robert Tegler, the builder of the Tegler Building, offered the land on the real estate market. Since then, a large number of families, students, and working professionals have been investing in Belgravia homes for sale to lead a convenient and balanced lifestyle.
The neighborhood of Belgravia is known for its well-paved streets lined with trees and pleasing character homes. The semi-isolated setting of the neighborhood lends a distinct serenity to the place. Not to forget, the neighborhood is bounded by a ravine and river system, thereby creating a peaceful, relaxing, and comfortable community close to nature.
The New Community of Belgravia
If you find Belgravia homes for sale, consider yourself lucky because you will get the benefits of being a part of an active and warm community. What makes Belgravia real estate so much in demand is the convenient and quiet location that the residents of the community enjoy.
The North Saskatchewan River Valley surrounds the western part of the neighborhood, making it one of the few communities to enjoy the freshness of a riverine ecosystem. To the northern boundary of the neighborhood lies University Avenues, which is the area between 118 Street and Saskatchewan Drive.
The neighborhood’s boundary zigzags southeast from the intersection of University Avenue and 115A Street to the intersection of 76 Avenue and 114 Street. The eastern boundary of the neighborhood is 114 Street, which lies between Belgravia Road and 76 Avenue. Belgravia Road forms the southern edge of the community, with its southwest portion overlooking Fox Drive.
The University of Alberta lies to the northeast, Windsor Park neighborhood lies to the north, University of Alberta Farm and Neil Crawford Centre to the south, and Parkallen to the southeast. The McKernan/Belgravia LRT Station is situated just close to the neighborhood at the northwest corner of 76 Avenue and 114 Street in the adjacent neighborhood of McKernan.
Although quiet, Belgravia isn’t the only neighborhood in this part of town. Other neighborhoods surrounding Belgravia include Garneau, Strathcona, Allendale, Grandview Heights, Lendrum Place, Empire Park, Landsdowne, Malmo Plains, Queen Alexandra, and Pleasantview.
In 2008, the LRT line was extended to the neighborhood’s eastern edge with a stoppage at 76 Avenue. As such, residents of the Belgravia community can find it convenient and time-saving to access the major employment and commercial centers in the downtown core. Finding trails for cycling and hiking is not an issue at all. The bridge over Belgravia road provides foot and bike access to Saville Center, Foote Field, and all other facilities in the university’s south campus.
Your New Belgravia Home in Edmonton
Like all other neighborhoods in Edmonton, the Belgravia real estate market provides an eclectic mix of housing options. The community mostly consists of semi-bungalows, low-density bungalows, and two-story homes in a range of sizes. Some high-density housing types are concentrated along the outer fringes of the neighborhood.
The development of most dwellings in the neighborhood took place before 1960, albeit a former Workers Compensation Board (WCB) site, situated at the neighborhood’s southern end overlooking Fox Drive, was redeveloped with the inclusion of single-family housing options. This redevelopment of the site, although less dense than the subdivision patterns from previous eras, lends a sympathetic infill design within an already-mature neighborhood.
A large chunk of residential dwellings in the neighborhood, being post-war homes, haven't been replaced. The land value in the neighborhood is now touching the sky, proving a little expensive to make new homes here. Nevertheless, many of the homes here have adequate size to accommodate small to medium-sized families. Many of the new dwellings came up after a building on the southern side of the neighborhood was demolished. These new constructions are prominent as one drive along Belgravia Road.
